The typical scope for a common area property condition (CAPC) report is shown below for reference:
- inspection of all exterior aspects of the building
- inspection of downpipes, guttering and fascia
- inspection of paintwork including porosity test
- inspection of fence posts and palings
- inspection of paths, driveways, car parking bays and ceilings
- inspection of stairwells, balconies, stairs, hand rails and balustrade
- inspection of floor surfaces and coverings
- inspection of doors, hinges, closers and locks together with roller door motors
- inspection of major plant such as cooling towers, chillers, hot water systems and air ducts
- inspection of swimming pool edges, lining, signs, fences, plumbing, motors and filters
- inspection of lawns, plants, garden edges, irrigation systems and outdoor fixtures and fittings
