Common Area Property Condition Reports

Independent assessment of the effectiveness of common area facilities management programs is useful prior to renegotiating contracts with outside vendors or when working with your community’s building manager to review the regular maintenance schedules that have been included in their original management rights contract.

The typical scope for a common area property condition (CAPC) report is shown below for reference:
  • inspection of all exterior aspects of the building
  • inspection of downpipes, guttering and fascia
  • inspection of paintwork including porosity test
  • inspection of fence posts and palings
  • inspection of paths, driveways, car parking bays and ceilings
  • inspection of stairwells, balconies, stairs, hand rails and balustrade
  • inspection of floor surfaces and coverings
  • inspection of doors, hinges, closers and locks together with roller door motors
  • inspection of major plant such as cooling towers, chillers, hot water systems and air ducts
  • inspection of swimming pool edges, lining, signs, fences, plumbing, motors and filters
  • inspection of  lawns, plants, garden edges, irrigation systems and outdoor fixtures and fittings
