Many property investors are unaware that significant tax deductible expenditure allowances are available for building costs and depreciation of plant and articles. A lack of information on the breakdown of the construction costs of a building and associated plant and fittings often means that investment property owners either understate or even neglect to include a claim for depreciation in their taxation returns.

The two methods used for calculating depreciation are the Diminishing Value (reducing value) method and the Prime Cost (straight line) method however very few construction professionals are able to apply the mixture of detailed construction knowledge and cost expertise to meet the taxation department rules for preparation of tax depreciation schedules (TDS).
